Big Ambitions, Smart Phasing: How 3D Models Provide Clarity on Long-Term Property Projects

As a property developer, you look far into the future. A masterplan for a new residential area, the redevelopment of a station site or the transformation of an old industrial estate is a long-term endeavour. The biggest problem with this kind of large-scale project? The time factor. How do you show the outside world in 2026 what an area will look like in five, ten or fifteen years’ time, when the first phase has yet to be built?

Drawings and static models fall short here. They show the end result, but not the path to get there. At 3D Maquettes, we have developed a solution that specifically addresses this dynamic: the modular phasing model.

The Masterplan as a Living Document

At the start of an area development, the masterplan is often still subject to change. Zoning plans change, market conditions shift and political preferences change after elections. A traditional, fixed model becomes worthless at the first sign of change.

Thanks to our digital workflow, that is no longer necessary. We construct the base terrain in sleek, matt PLA. However, we print the buildings and infrastructure elements as separate, removable components. By making clever use of invisible micro-magnets on the underside of the prints, you can move or replace volumes in an instant. Is the building height of an apartment block changing in Phase 3? Then we simply print a new volume, without the rest of the model needing to be adjusted. Your model literally grows with the project.

Visual Timelines: What are we building and when?

Met een faseringsmaquette maakt u deze complexe logistieke puzzel in één oogopslag inzichtelijk. We kunnen de maquette zo ontwerpen dat de verschillende bouwfasen kleurgecodeerd zijn, of fysiek kunnen worden toegevoegd.

  • Fase 1 (Nu): Volledig gedetailleerd uitgevoerd in high-detail materiaal.
  • Fase 2 (Binnen 5 jaar): Uitgevoerd in een semi-transparant of subtiel afwijkend materiaal, zodat direct duidelijk is dat dit de volgende stap is.
  • Fase 3 (Toekomst): Eenvoudige volumeblokken die louter de bouwmassa en de ruimtelijke impact aangeven.

Dit geeft alle stakeholders rust en helderheid. Men ziet niet alleen het einddoel, maar begrijpt ook de transitie.

Engaging with Planning Authorities and Politicians

Obtaining the necessary planning permissions for large-scale projects is an intensive process. Planning committees and municipal urban planners scrutinise how the development fits into the existing environment. They want to see how shadows fall and how the new volumes relate to the historical context of the surrounding neighbourhood.

For these discussions, a model on a scale of 1:500 or 1:200 is the ultimate tool. Because we can print the existing surroundings in a neutral, monochrome material, your new development immediately stands out. Committee members can physically walk around the model to check sightlines. This removes subjectivity from the discussion and significantly speeds up the formal approval procedures.

Durability for Years of Use

As a masterplan model often lasts for years and is moved from one meeting room to another, durability is a strict requirement. The base of our models is therefore reinforced. For vulnerable elements that take a lot of knocks during presentations, such as trees or lampposts, we use flexible TPU. This prevents parts from breaking off when someone enthusiastically points to a specific building plot.

The model remains representative, whether you use it in the boardroom, the council chamber or during a residents’ evening in the marquee on the construction site.
